Full Reservation Management
Our team manages the entire reservation process from beginning to end. You don’t have to manage guests, booking platforms, or after-hours calls.
Marketing
We professionally market and list your vacation rental across major booking channels while also generating direct reservations through Renting the Coast.
Owner Portal
Owners receive access to a professional owner portal where they can view rental revenue, monitor property performance, and more. You retain visibility and control without having to manage the day-to-day operation.
Simple, Transparent Pricing
20% of rental revenue.
In addition, owners should expect:
- $650 annual VRBO fee
- $300 per bedroom annual linen fee (includes linens & guest toiletries)
- $50 monthly maintenance fee (includes monthly property walk-throughs, filter checks, and ongoing condition monitoring)
There is:
- No onboarding fee.
- No additional hidden management fees.
Repairs, cleaning, third-party vendors, and property-specific operating expenses remain owner expenses where applicable.
We want owners to understand exactly what they are paying before they ever sign an agreement.
No Contracts
Our management agreement can be cancelled with 60 days’ notice. We believe owners should stay with Renting the Coast because the partnership is working, not because they’re trapped in an unreasonable contract.
Owner Stays Are Easy
Your home is still your home. Owners can block personal dates directly through their owner portal. There is no management commission charged simply because you choose to stay in your own home.

Dedicated Cleaning Team
Whenever possible, we assign specific cleaners to specific properties. That allows cleaners to become familiar with the home, recognize when something is out of place, and take greater ownership of the property’s condition.
Storm Preparations
Owning property on the Florida coast means dealing with hurricanes and severe weather. Our local team can help coordinate property preparation, property checks, and post-storm inspections.
Property Protection
Accidents happen in vacation rentals. Our management program provides qualifying reservations with protection for accidental damage to the property at no additional cost to the owner. Standard properties receive up to $1,000 in coverage for broken or damaged items.
Property Service Coordination
Owners shouldn’t have to manage every vendor themselves. We help oversee recurring services like lawn care and landscaping, pest control, and even trash management.
For Your Guests
Beach Gear Made Easy
At Renting the Coast, we focus on the details that make vacations easier and help your property stand out. Convenient beach gear and a trusted reputation add value to the guest experience and support your home’s rental potential.
Through our VayKLife partnership, guests receive a beach gear credit based on the property and length of stay. They can choose bikes, beach chairs, umbrellas, and more, with delivery to the home and pickup at departure. It means less packing and more time enjoying the coast, an added convenience that makes your home more appealing to guests.
Professional Linens & Guest Essentials
Properties participate in our linen program for $300 per bedroom annually. The program is designed so owners do not have to continually purchase, store, replace, and manage linens and toiletries themselves. The program includes:
- Professional linens
- Linen replacement and management
- Guest toiletries
- Guest essentials used during stays
