Owning a vacation rental on Cape San Blas is different from owning a typical second home. With salt air, humidity, heavy guest use, storms, and HVAC systems running constantly, small maintenance issues can quickly become expensive problems across pools, appliances, plumbing, decks, doors, locks, and dozens of other moving parts.
That is why an active maintenance team is not optional for a professionally managed vacation rental. It is one of the most important parts of protecting the home, keeping guests happy, and protecting an owner's investment.
At Renting the Coast, we believe maintenance starts long before something breaks.
Vacation rentals should schedule annual maintenance throughout the year. HVAC systems need servicing, exterior areas need inspection, batteries and detectors need attention, plumbing should be monitored, and wear and tear needs to be identified before the busiest rental periods.
Then there are the monthly items.
Filters need to be checked and changed. Doors, locks, drains, toilets, faucets, appliances, outdoor furniture, decks, lighting, and other frequently used items should continually be evaluated. In our coastal environment, moisture and humidity also require constant attention. The EPA specifically recommends fixing leaks promptly, maintaining HVAC systems, monitoring humidity, and controlling moisture to reduce the potential for mold and building damage.
That type of preventative maintenance requires organization and experience.
Maintenance has actually been part of the foundation of Renting the Coast from the beginning. Before starting Renting the Coast, our owner was responsible for managing more than 200 apartments while also playing college basketball. Managing that many units required learning very quickly how important preventative maintenance, vendor relationships, organization, inspections, and fast response times are to successful property management.
Those lessons continue to shape how we operate today.
As Renting the Coast has grown, so has our maintenance operation. Today, our maintenance department is supervised by an experienced local business owner who is also a Cape San Blas homeowner himself.
That matters.
He understands these properties not only from the maintenance side, but from the owner's side. He knows what it means to own a coastal property, protect its value, prepare it for guests, and deal with the unique maintenance challenges that come with owning a home on Cape San Blas.
Our maintenance philosophy is simple: catch problems early, communicate clearly, and solve issues correctly.
A leaking faucet today can become water damage tomorrow. A struggling HVAC system can become an emergency during a summer guest stay. A loose piece of exterior hardware can become a much bigger problem after a storm. In vacation rentals, preventative maintenance usually costs far less than emergency maintenance.
It also directly impacts the guest experience.
Guests may never notice the dozens of maintenance items that were handled before they arrived, but they absolutely notice when something does not work.
That is why a great property management company needs more than someone available to call when something breaks. It needs an active maintenance program with experienced people constantly watching the home.
At Renting the Coast, our goal is not simply to manage reservations. We want to help protect our owners' properties for the long term.
Because on Cape San Blas, managing a vacation rental means taking care of the home just as seriously as you take care of the guests.
